About Elite Basement Solutions

Elite Basement Solutions has been solving wet-basement problems in Bucks County and Philadelphia since 1987. In 2025 the company came under new ownership, and the people running it today are the same people who show up at your house, not a call center, not a franchise office.

If you're reading this because water is showing up somewhere it shouldn't, here's what you should know about who you'd be hiring: a Feasterville-Trevose-based company, small enough that the owners answer the phone, and old enough to have seen most of what a Bucks County or Philadelphia basement can throw at a foundation.

A Bucks County Company

Elite Basement Solutions started in 1987 and built its name on basements across Bucks County and Philadelphia over four decades. New owners took over the company in 2025, and we think that's worth saying plainly, not quietly.

New ownership means new accountability. It means the people who own the company are the same people standing in your basement, looking at your cove joint, deciding whether your wall needs a carbon fiber strap or an anchor system. We didn't buy a name, we took over a reputation, and we intend to keep it.

We're honest about what we don't have yet, too. We're a small company with a short public review history under this ownership, and we'd rather say that than pretend otherwise. What we do have is direct accountability: the person who diagnoses your basement is reachable, and the person who signs off on the warranty is the person who ran the crew.

Who Does the Work

Ian Santangelo handles management, scheduling, estimates, and making sure the promises made on-site are the promises kept after the crew leaves. Richard Symes runs production, meaning he's the one who has spent his career on the tools: cutting cove joints, setting sump basins, injecting foundation cracks, and deciding when a bowing wall needs carbon fiber and when it needs an anchor.

Between the two of them, Elite Basement Solutions runs on a simple rule: the person who diagnoses the problem is accountable for the fix. Richard oversees every installation personally, and Ian makes sure the paperwork, the schedule, and the warranty match what actually happened in your basement. You're not handed off to a crew you've never met, Richard is on site, running the job, and reachable if something comes up afterward.

Licensed in Pennsylvania and New Jersey

Elite Basement Solutions is licensed and insured to do this work in both states we serve most.

Pennsylvania
PA HIC #PA209149

New Jersey
NJ HIC #13VH14034100

Being licensed and insured means two separate things, and we want to be precise about both. Licensed means the state has us on record as a legitimate home improvement contractor, meeting its registration requirements. Insured means we carry general liability coverage, so if something goes wrong on your property during the work, you're not the one holding the bag. We'll show you both on request, before you sign anything.

How We Diagnose Before We Quote

Every basement that leaks does it for a reason, hydrostatic pressure pushing water through a porous foundation wall, a cracked cove joint where the wall meets the slab, a downspout dumping water four inches from your foundation instead of ten feet away. Guessing at a system before you know the reason is how homeowners end up paying twice: once for the wrong fix, and again for the right one.

That's why every job starts with a walk-through, not a sales pitch. We look at where the water actually enters, not just where it pools, because those are frequently two different places in a Bucks County or Philadelphia basement. Only after we know the mechanism do we talk about basement waterproofing systems, drainage, or structural repair.

If your basement doesn't need what we sell, we'll tell you that too. A dehumidifier and better grading solves some problems. A full interior drainage system solves others. The diagnosis decides the system, not the other way around.

One of the most common problems we run into is a prior diagnosis built around treating a symptom instead of the cause, a company sees efflorescence or a musty smell and proposes a dehumidifier or a coat of sealant paint without ever tracing where the water is actually entering.

That kind of fix can make a basement look better for a season, but it doesn't stop the water, and the homeowner ends up paying twice: once for the fix that didn't work, and again for the system that should have been recommended the first time. We'd rather take the extra time on the evaluation to find the real entry point than sell something that only addresses what you can see.

Where We Work

Elite Basement Solutions serves Philadelphia, Bucks, Montgomery, Chester, and Delaware counties in Pennsylvania, and all of New Jersey (statewide). We're based in Feasterville-Trevose, which puts us within easy reach of the Route 1 corridor, Neshaminy Creek, and the older rowhome blocks of Philadelphia, three very different foundation types, all of which we see regularly.

See the Work, Read the Reviews

We'd rather show you than tell you. Read what recent customers have said in our reviews, look at documented jobs in the project gallery, and see exactly what's covered, and what isn't, on our warranty page.

If you're standing in a wet basement right now, the fastest way to get an honest answer is to talk to the people who own the company.
